Terms & Conditions

Chandy's Homes reserves the right to accept or reject any application. Once allotted and agreement signed, the prices are firm.

  • On booking Rs 25000/-.
  • On agreement 25% of the total amount and the balance amount have to be paid in mutually agreed installments.
  • All payments by demand draft or local cheque favouring Chandy's Homes payable at Ettumanoor.
  • Contracted build up area shall be handed over to the customer on settling of all the dues to the builder.
  • Passion Hills is a time bound project.
  • In case payments are not made as per agreement signed, the builder reserves the right to cancel the allotment, In which case any previous payment made will be returned without any interest, only after the allotment to another customer and subject to the deductions of expenses and damages.
  • Other expenses to be borne by the purchaser include sale tax on workers.
  • Contract or VAT as applicable.
  • Construction workers welfare fund, Kerala building tax, Provident fund contribution or similar social security fund contributions, if any applicable or made applicable during the pendency of the contract or after its completion in relation to this project.
  • Monthly maintenance deposit/advance.
  • KSEB deposits and cabling charges as specified in the agreement, other statutory payments in respect of the construction work carried out, cost of transformer and the charges for extra work, if any.
  • The plans are not drawn to the scale and are included only for the purpose of identification.
  • Actual area of construction will be arrived at after the construction is over and cost will be adjusted as per actual area of construction.
  • Builder is not responsible for any delay in water/ electric and other service connections due to the delay with concerned departments.
  • All transactions are subject to Kottayam jurisdiction only.
  • Sanctioned building plans, Title deeds and other related documents pertaining to this project is available at our office for reference.
